In the heart of Tallinn, where the Old Town reaches out to the modern city, stands Promenaadi House – a hotel that is not just a place to stay, but an experience of the city itself. The six-story, 124-room building on Poordi Street does not try to compete with the historic walls, but finds a dialogue with them through a modern architectural language. The first floor is dedicated to meetings: the restaurant, bar areas and rental spaces create a liveliness that is transmitted throughout the building.

Promenaadi House reflects the challenges of modern urban planning – how to transform a space planned as an apartment building into a hotel, while maintaining architectural integrity. Our solution shows that a better result is achieved through smart adaptation. An underground parking lot with 185 spaces ensures convenient movement, but the face of the building remains clear of cars. The promenade and landscaped courtyard connected to the building show how high-quality public space can be created even in a busy city center.

The facade solution of Promenaadi House tells the story of how to be both modern and timeless. Dark wood paneling and glass-framed windows offer a modern counterpart to the old town. The division of the building into two contrasting volumes is a functional choice – the higher part emphasizes the importance of the hotel’s main entrance, while the lower part remains a supporting element. This is architecture that understands its place in the cityscape.
