The architectural competition for the Vesilennuki 2 property building gave us the opportunity to think about how a modern residential building can respect the historical context and at the same time create something completely new. The plot between the Patarei sea fortress and the Tallinn Sea carried both the heritage of Estonian coastal defense architecture and the challenges associated with the complex topography and specific features of the coastal area. The competition set a clear task: to create a multifunctional complex with a gross area of up to 10,000 m², which would include office space, commercial premises and apartments.
The architectural competition required us to take a holistic approach, where the building should function both in an urban context and meet a high quality standard. How can modern architecture be in dialogue with the sea, history and future urban design? Our solution sought to find a balance between compact and efficient buildings and solutions that respect the specific features of the plot, creating the prerequisites for a high-quality living environment by the sea.
The Ravelin is located in the heart of Tallinn's future major attraction, next to the Patarei Sea Fortress. The historic sea fortress will become a diverse center for both tourists and locals. The goal of the Ravelin is to support the identity of Patarei on one hand, but on the other hand, to act as an important gateway and landmark for the entire region at the crossroads.
1. Location – With a great location right next to the Patarei Sea Fortress. The neighbors are the Lennusadam and the future Loodusmaja. Kalamaja, the Telliskivi quarter and Tallinn's Old Town are within walking distance. The Ravelin will serve as one of the main entrances to the entire emerging quarter for people traveling by car, bus, bicycle and on foot.
The Ravelin is located in the future Tallinn seaside center.
2. Complementing the historic Patarei Sea Fortress – Two triangular building volumes have been created to complement the Patarei Sea Fortress, which connect with the geometry of the historic Lüneti courtyard as well as the shape of the historic earthwork (Ravelin). The different, but human-sized building volumes of the Ravelin complement the adjacent historical buildings and forms well.
The Ravelin does not compete with the historical building of the Patarei, but discreetly complements it. The new building complex consists of an apartment building with an inner courtyard and private terraces and a smaller office building volume facing Kalaranna Street, which also has a small triangular atrium with a glass roof in the middle.
3. Podium – The goal of the Ravelin is to create a multifunctional, complete quarter that brings together spaces with different privacy and functions. The different layers of the quarter create outdoor spaces of different nature, from an active city square to private and peaceful terraces.
The quarter consists of three building volumes with different functions: an office building facing Kalaranna Street; an apartment building facing the sea and chimney Square; and a podium facing the moat and chimney Square.
The volume of the podium consists mainly of various business functions. The most active zones towards the moat and chimney square are the most flexible commercial spaces that can be combined into rooms of different sizes.
APARTMENTS
The volume of the apartment building is located on the sea side of the property. In the middle of the building is a small and peaceful courtyard, which creates a counterbalance to the surrounding noise. The common courtyard enhances the residents' sense of community and enhances privacy and security. The building has three sides. The longest side faces the sea.
The facade offers sea views and ensures evening sun. This facade also has the main entrance to the apartment building, which opens directly onto the main square next to the chimney. The eastern facade opens towards the Patarei Lüneti wing. The shortest facade is towards the office building, the poorer views of which are compensated for by the south-facing location and sunny rooms.
The typologies of the apartments are diverse:
Townhouse -type apartments are across two floors and are located on the southern and eastern facades. They have private terraces and entrances directly from the yard, via the courtyard. The solution allows for windows to be made on the courtyard facade as well, so that the courtyard does not remain a space with lifeless facades.
Gallery tüüpi korterid on väiksemad mere poole suunatud korterid, kuhu juurdepääs toimub sisehoovi poolsel küljel oleva koridori (köetav, kinnine ruum) kaudu.
Penthouse on arhitektuurselt selgelt eristatud hoonemaht ülemisel korrusel. Laiadel ning avarate vaadetega korteritel on ees suured terrassid ning täiendavalt pääsud katuseterrassidele, kust avanevad eriti head vaated kogu alale.
