The Tondi Tennis Centre located in the campus creates opportunities for an active morning, lunch break or evening, as the centre has a gym, tennis courts as well as paddle and badminton courts. Across the road from the residences is the Military School Park, which allows Park Tondi residents to enjoy greenery and silence during their breaks. There is something magical about the Park Tondi quarter. Is it the location, the closed and car-free courtyard, the houses finished to the last detail, the stylish interior, sports facilities, bicycle and pedestrian friendliness or the combination of all these factors. ARCHITECTURE
Tondi Street with its barracks buildings is one of the most distinctive streets in Tallinn, and the goal is to complement this area with a dignified building that does not clash with the existing dignified historical brick architecture. Since the property has a steep slope on the southeast edge and the construction area specified in the detailed plan allows for construction on the edge, the building's placement on the property has been shifted with its long side parallel to the southeast edge of Sõjakooli Street.
The building is L-shaped in its basic plan, and the shorter part of the L turns towards the courtyard, leaving the original construction area. This arrangement creates a more private courtyard area between the former barracks building, the former pump house and the new, planned apartment building, which is safe for the residents of the building. The above-ground parts of the buildings have been pushed as far away from each other as possible and turned perpendicular to each other. The first floor of the building, with an entrance directly from the yard (street), can be accessed on foot. The entrance to the parking lot is via a ramp on the southwest side of the building. Part of the building on the city center side is half a floor lower than the rest of the building, as the soil dictates its own heights.
The facade covering material is blackish-gray burnt brick Felhaus-Klinker without insulation. There are protruding forms around the windows, which are covered with the same stone. The window cheeks are framed with rolled frames made of brass-coated composite board.
FUNCTIONAL SOLUTION
The building is a two-block apartment building with one underground and three above-ground floors. The main entrances to the A and B blocks are from the southeast side of Sõjakooli Street. The entrance to each block faces the front garden above the parking lot. Both blocks have their own elevator and staircase, which connects them to the underground parking floor.
The building blocks are designed with two central staircases and an elevator. The staircase is located in the center of the building and the elevator is as close to the front door as possible. Both blocks are interconnected by an underground parking floor. There are two pedestrian entrances to the parking floor, one of which is on the northeast side of the building with a staircase. On the southwest side there is both a car entrance and a bicycle and pedestrian entrance.
The building has 48 apartments. Balconies and terraces give the apartments added value and personality. Technical rooms, storage rooms, bicycle and cleaning rooms are located on the underground floor. Garbage is disposed of in underground containers to the northeast of the building. Most of the parking spaces are located in the underground parking lot (on the -1 floor) and partly outside the building, in the parking lot on the northeast side.
